You Have to Be in Shape to Buy A Home!

You Have to Be in Shape to Buy A Home!

There's a great deal of talk about the housing market problems, interest rates, inflated prices, generational issues, and so on. But the toughest part of buying or selling a home is the incredible bureaucracy of the banking and legal professions which are intent on covering their own asses. There are volumes of papers to be resigned which can't possibly be read by the clients (you accept the realtor's and lawyer's assurances), agreements to be rewritten as the wind shifts, and absurd requirements (e.g., you cannot be granted a mortgage more than 30 days before you begin a new job in the area where you are buying a home, or we won't grant you insurance unless you replace a 20-year-old roof despite it having passed two inspections and a roofer's certificate of it being in excellent condition). And the entire title insurance industry is ludicrous, since this step is mandatory even if the seller purchased the house recently and is reselling it without any intervening effect on the title.

The closest analogy is entering an iron-man competition, and you're out of shape!
